Access to proprietary datasets is available through CHR’s partnerships and is subject to the terms and conditions established with each data provider. Availability may vary by project, research purpose, and user role (faculty, PhD student, or supervised student research).
Faculty and students interested in accessing partner data should contact CHR to discuss eligibility, scope, and approval requirements.

Accessing proprietary hospitality data
The Center for Hospitality Research (CHR) maintains strategic partnerships with leading hospitality data and analytics firms. These partnerships provide Cornell faculty and students with access to proprietary, industry-grade datasets that support rigorous academic research, applied projects and industry-relevant insights.
Our current data partners, the types of data they provide and why these organizations play a critical role in the hospitality industry are listed below:
AIRDNA
Short-Term rental market intelligence
AirDNA provides comprehensive data on the global short-term rental market, including listings, pricing, occupancy, revenue, and regulatory impacts across platforms such as Airbnb and Vrbo.
Why it matters:
As short-term rentals continue to reshape lodging markets, AirDNA data allows faculty and students to study competition between hotels and STRs, regulatory effects, housing supply implications, and evolving traveler behavior.
CBRE
Commercial real estate & hospitality nvestment Data
CBRE is one of the world’s largest commercial real estate and advisory firms, with deep expertise in hospitality investment, valuation, development, and asset performance.
Why it matters:
CBRE data supports research on hotel real estate, investment trends, capital markets, development pipelines, and asset valuation, providing a bridge between hospitality operations and real estate finance.
Kalibri labs
Hotel revenue intelligence & profitability Analytics
Kalibri Labs is a leading provider of hotel revenue and profitability analytics, specializing in net revenue performance rather than topline metrics alone. Their data allows researchers to examine how distribution channels, customer mix, and acquisition costs affect hotel profitability.
Why it matters:
Kalibri’s data enables research that goes beyond RevPAR to assess true hotel performance, channel efficiency, and the financial impact of commercial strategies—topics that are increasingly important to owners, operators, and investors.
STR/CoStar group
Hotel performance, market benchmarking & industry trends
STR, now part of CoStar Group, is the global standard for hotel performance benchmarking. STR data is widely used across academia and industry to analyze occupancy, ADR, RevPAR, and market-level performance trends.
Why it matters:
STR/CoStar data underpins much of the hospitality industry’s understanding of market dynamics, performance cycles, and competitive positioning, making it foundational for both empirical research and applied industry analysis.
How to request access to industry data
Access to proprietary industry data is coordinated through the Center for Hospitality Research (CHR). To ensure responsible use and alignment with partner agreements, all requests follow the process outlined below.
STEP 1: Submit a data access request
Faculty or students (with a faculty advisor) should contact CHR with a brief description of their proposed project, including:
- Research question or project objective
- Data source(s) requested (e.g., Kalibri, STR/CoStar, AirDNA, CBRE)
- Level of data needed (market-level vs. property-level, where applicable)
- Anticipated timeline and intended research output
STEP 2: CHR review & partner alignment
CHR will review the request to confirm:
- Eligibility under existing data-sharing agreements
- Appropriate scope and level of access
- Alignment with academic, research, or instructional use
In some cases, additional information or clarification may be required before approval.
Step 3: Approval & access setup
Once approved:
- CHR will facilitate access in coordination with the data provider
- Users may be required to sign a data use or confidentiality agreement
- Access instructions and usage guidelines will be shared directly
Step 4: Conduct research
Approved users may proceed with their research in accordance with:
- Partner data-use terms
- Institutional policies
- Any project-specific limitations communicated by CHR
Step 5: Submit research write-up
For projects using property-level or restricted data, faculty should submit a short research write-up to CHR upon completion.
- The write-up should translate findings into clear, industry-relevant insights
- CHR may edit the submission for clarity, length, and audience fit
- These summaries help demonstrate the value of industry partnerships and support ongoing access to data
